What's Moving the Market: Singapore's Biggest Deals & Hottest Searches
Here is this fortnight's data-led look at Singapore's property market — the biggest transactions, rental benchmarks and the most-searched homes on the portals. Data covers URA Realis transactions and EdgeProp search data downloaded as of 16 June 2026.
Top condo deals
The priciest non-landed private residential unit transacted in the fortnight was a unit at Nassim Park Residences, sold for $22.95 million. Other notable high-end transactions included units at Four Seasons Park, The Orchard Residences, Viva and Draycott Eight — all firmly in the prime CCR.
Most transacted new launches
Coastal Cabana led new-launch transaction volumes for the fortnight, followed by Chuan Park, Hudson Place Residences, The Continuum and Faber Residence. The continued activity across a spread of districts — from the OCR to prime CCR — signals broad-based demand rather than a single-market story.
Tengah Garden Residences and Union Square Residences topped buyer search intent over both the 7-day and 30-day windows, with Hudson Place Residences close behind. On the resale side, Normanton Park, The Interlace and Stirling Residences remained perennial favourites.
Rental market highlights
The highest-rented condo units continue to cluster in the Ardmore–Orchard corridor: Ardmore Residence, Le Nouvel Ardmore and The Marq On Paterson Hill all featured in the top rent table, alongside Tomlinson Heights, Twentyone Anguilla Park and Boulevard 88. For landlords in the prime belt, rental premiums remain firmly supported.
On the volume side, Treasure at Tampines, Tembusu Grand and Normanton Park were the most actively rented projects, confirming that mid-market mass-condo supply continues to absorb strong tenant demand.
Landed transactions
Top landed deals for the fortnight included houses along Belmont Road, Upper Serangoon Road, King's Road, Crowhurst Drive, Rochdale Road and Greenfield Drive. Landed rental demand was highest in Binjai Park, Old Holland Road and Ford Avenue — the established prime Good Class Bungalow areas where rental supply is structurally limited.
HDB resale — top prices
Million-dollar HDB resale activity remains concentrated in Toa Payoh, Cantonment, Bidadari, Bishan and Clementi. The most transacted blocks in the fortnight were in Ang Mo Kio, Bendemeer, Boon Keng, Dawson Road and Clementi — a mix of central and inner-city mature estates where HDB upgraders and investors remain active.
